Wilton, on the eastern border, is the neighbor that looks most like New Canaan, and even there the median home is smaller at 8.3 rooms and the housing is younger, with 12.3% built before 1940 against 18.6% here. Darien, which touches New Canaan to the south, runs the other way: 85.1% of its homes are detached, its median year built is 1956, and 27.4% of them predate 1940. Across the state line, Pound Ridge is the only bordering town whose median home also reaches 9 or more rooms; 95.6% of its homes are detached and the Census finds none at all in buildings of 20 or more units. New Canaan is not one kind of house. Inside the New Canaan CDP, the Census's name for the village center, 2,736 households live in a very different mix: 38.2% of homes are detached, 8.2% are in buildings of 20 or more units, the median home has 6.7 rooms and 66.2% of households own. Most of the town's renters live there: 926 of New Canaan's 1,169 renting households. Outside the center the town matches the table, and those houses are the ones that lift the townwide median to 9 or more rooms.
What it means for the work
- Two jobs under one town name. A village condo is a kitchen, a bath or two and a few rooms, often with an elevator, assigned parking or a management office to coordinate with. A house outside the center is levels, bathrooms and square footage. The quote form asks the questions that separate the two.
- Bathrooms set the clock in the big houses. In a home with 9 or more rooms, the number of full and half baths tells us more about the visit than the number of bedrooms, and a finished lower level or a guest suite adds to it.
- Older houses call for hand work. With 18.6% of homes built before 1940 and a median year built of 1967, plenty of New Canaan houses have plaster, radiators, original floors and painted wood that respond to careful hand cleaning rather than speed.
- Owner access. 83.7% of households own their home, so the usual arrangements are keys, alarm codes and gate codes. Leave them in the booking once and they carry over to every visit.

The neighbors span a wide range: Pound Ridge has 132 renting households, Lewisboro 286, Wilton 700, Darien 1,271 and Stamford 28,301. Connecticut leaves both subjects to each town, so the published facts sit at the state level. In February 2024 the Office of Legislative Research identified 12 towns with express short-term-rental rules (report 2024-R-0044, read 19 September 2026); the only two in Fairfield County were Greenwich and Bridgeport. Since 1 October 2024, Public Act 24-143, section 7, has put the power to adopt an ordinance regulating and licensing short-term rentals in every town's hands (report 2026-R-0025, read 19 September 2026). The town's planning and zoning office is the place to ask whether a rental of 30 days or less is allowed at your address and what, if anything, a rental property must register for. A condominium association may add conditions of its own.
Hosts who go ahead can book Airbnb and vacation rental cleaning for the turnover between guests. Seasonal use is not a factor here: the Census counts 31 New Canaan homes held for seasonal or occasional use, with a margin of error of 49, which is too thin a figure to build on.
When a New Canaan deposit comes back
Connecticut law gives a landlord until the later of two dates to return a security deposit: 21 days after the tenancy ends, or 15 days after a written forwarding address arrives, and any deduction has to come with an itemized statement (CGS 47a-21(d)(2)). The Department of Banking's rental security deposit page (read 19 September 2026) notes that the deposit is due back with interest and suggests inspecting the unit together with the landlord before you leave. Which sales tax applies in New Canaan, and is it different across the line in Pound Ridge or Lewisboro?
Yes, it is different. A New Canaan cleaning carries Connecticut's statewide 6.35% (CGS 12-408), because the state's regulation on janitorial services, Sec. 12-407(2)(i)(Y)-1, includes cleaning dwellings, and the regulation names carpet and upholstery cleaning too. A home in Pound Ridge or Lewisboro falls under New York, where interior cleaning is taxed at Westchester County's combined 8.375% (Publication 718, effective 1 March 2025) but carpet, rug and upholstery cleaning is exempt (Tax Bulletin ST-740). The address of the home decides which set of rules applies.
Can I rent my New Canaan home by the night, and will you clean between guests?
The first part is a question for the town. The state's February 2024 list of towns with express short-term-rental rules does not include New Canaan, and since October 2024 towns have had clear authority to adopt one, so ask the planning and zoning office what applies to your address and whether anything needs to be registered. We are moving into a New Canaan house that was just renovated. Which cleaning should we book?
Start with after-construction cleanup, not a standard move-in cleaning. Renovation dust settles inside cabinets, on top of door frames, in vents and on every horizontal surface, and a regular visit is not built to remove it. Book it after the contractor's final walk-through and before the furniture arrives, when every surface is reachable. Once the house is furnished, a weekly or biweekly schedule keeps it there.
