Taken as a whole, Madison is a town of big detached houses owned by the people who live in them. 91.5% of its homes are single-family and detached, 1.2% sit in buildings of 20 or more units, and 6,333 of its 7,006 households own. Guilford, on the other side of the town line, runs the same direction but not as far on any row: fewer detached houses, a slightly older housing stock, and a median home a full room smaller.

Madison Center is a small Census-defined district of 935 households around the village, and its housing reads differently: 33.6% of homes there were built before 1940, against 11.6% townwide, and 61.2% of households own rather than 90.4%. One more pattern belongs to the shoreline. Google Trends shows house-cleaning searches in the Hartford and New Haven market peaking from June through August and bottoming out in January and February. In a town where 8.5% of homes are seasonal, that summer peak is when the calendar fills, so a June opening or an August turnover is easier to place with a few weeks' notice.
Moving, renting and short-term rentals in Madison
Few Madison households are tenants. 673 of the town's 7,006 households rent, and the owner-occupied share of 90.4% is the highest of any town on this part of the shoreline, above Guilford's 83.7% and Branford's 69.5%. Short-term rentals
The Town of Madison publishes its Code of Ordinances on Municode, codified through 24 February 2025, and that code is where any local short-term-rental ordinance would be set out. Two state documents frame the question. In February 2024 the Office of Legislative Research listed the 12 Connecticut towns that expressly regulate short-term rentals by ordinance or zoning (report 2024-R-0044), and Madison is not among them. Since 1 October 2024, Public Act 24-143, section 7, has let any town's legislative body adopt an ordinance that regulates and licenses short-term rentals (report 2026-R-0025, read 19 September 2026). A town can act at any time under that law, so before listing a Madison house for stays of 30 days or fewer, ask the town directly, and read the rules of any association the property belongs to.
For hosts, vacation rental cleaning is timed to the checkout, and the form asks for your check-in and checkout hours so the house is ready in the gap.
Security deposits for year-round tenants
Connecticut law (CGS 47a-21(d)(2)) gives a landlord until the later of two dates to return a deposit: 21 days after the tenancy ends, or 15 days after receiving the tenant's forwarding address in writing. What comes back is either the full deposit with accrued interest, or the balance together with a written statement itemizing each deduction. Leaving the house clean removes one reason for a deduction; it does not decide the landlord's list.

Is house cleaning in Madison subject to sales tax?
Yes. Connecticut's regulation on janitorial services, Sec. 12-407(2)(i)(Y)-1, covers cleaning the interior or exterior of dwellings, and the Department of Revenue Services lists window cleaning as a taxable service in its own right. The rate is the state's 6.35% under CGS 12-408. There is no Madison or New Haven County sales tax on top of it, so a summer-house opening, a regular visit and a window job are all taxed at that single rate.
Does Madison require a permit for a short-term rental?
That is the town's to answer. Madison's Code of Ordinances is published on Municode (codified through 24 February 2025), and the Office of Legislative Research's February 2024 list of towns with express short-term-rental rules does not include Madison.
