The state frame is published: since 1 October 2024, a town's legislative body may adopt an ordinance regulating and licensing short-term rentals (Public Act 24-143, Sec. 7, described in Office of Legislative Research report 2026-R-0025, read 19 September 2026). Ask the town whether it has adopted one before you list a room or a unit.
New Haven's residential rental license, in Chapter 17, Article XIV of that city's code, stops at the city line and does not reach Hamden properties.
Deposits
When a Hamden lease ends, the deposit clock under CGS 47a-21(d)(2) runs for 21 days after the tenancy ends, or for 15 days after a written forwarding address reaches the landlord if that is later, and any deduction must be itemized in writing; cleaning before you hand back the keys helps, but only the landlord decides.
